Housing in the historic core runs from the late nineteenth century through the pre-war period. Whatever plumbing was original is long past its life, and what is there now is usually a patchwork: galvanized in some runs, copper where a wall was opened in 1978, PEX where a bathroom was redone last decade.
Those transitions are the weak points. Where dissimilar metals meet, galvanic corrosion attacks the joint preferentially, and a surprising proportion of the failures we see in old housing are at a coupling rather than in the middle of a run.
Wall construction is the other difference. Lath and plaster holds water in the brown coat and behind the lath and gives it up slowly. Reading the surface tells you nothing. We take readings inside the assembly and dry these buildings over longer periods than a drywall house needs.
Many of these properties are also rentals or have been divided into units, which adds the discovery-delay problem: leaks that begin in an unoccupied room and run for days.

Restoring Without Destroying

The instinct on a modern house is to cut wet drywall out immediately. On a hundred-year-old plaster wall with original detail, that is the wrong first move — plaster can very often be dried in place, and once original material is cut out it is gone.
So we slow the demolition decision down, dry the assembly, take readings behind the plaster rather than at the surface, and remove only what genuinely will not recover. It takes longer. It is also the difference between a restored house and a patched one.
Original wood flooring is worth the same care. Mat drying systems can bring cupped old-growth boards back flat if we reach them before they have dried in a cupped shape.

They can very often be dried in place, and on a historic property that should be the goal. Plaster holds water in the brown coat and behind the lath, so it needs longer drying and readings taken inside the assembly rather than at the surface. Cutting is a last resort — once original plaster is gone it cannot be replaced with anything equivalent.
Because most old houses have been repiped in stages, and wherever a newer metal meets an older one, galvanic corrosion attacks that junction preferentially. A house with galvanized, copper and PEX in it has a failure point at every transition.
