It is a hillside community of larger homes, mostly built from the 1970s through the 1990s, on terrain that changes how water behaves both outside and inside the building.

That is the single most common serious loss we see up here: a tile roof that appears sound, an underlayment past its life, Santa Ana winds breaking the seal on a course, and the first real storm going straight into the attic.
The terrain adds the rest. Homes cut into slopes have retaining walls, subdrains and area drains that have to keep working, and those silt up over decades without anyone noticing. Below-grade walls on a hillside cut can develop moisture where the original waterproofing has failed.
Canyon proximity brings the other risk. During a fire year, burn-scar hillsides shed water and debris far faster than vegetated ones, and the winter after a fire is when that shows up.
