Have the shared wall between the garage and the house metered. The slab drains to the door so surface water leaves quickly, but the wall's bottom plate has been standing in it and wicks moisture into the drywall and insulation on the other side. That is the part that turns into a mold problem weeks later.
Original angle stops from the 1950s and 1960s seize in place, and the packing and internal components degrade.
